Understanding The Mortgage Loan ProcessPrepare for the homebuying process – learn more about the process to purchasing a home. Whether you are a first-time homebuyer, in the middle of purchasing a home, haven’t started your search yet, or have purchased multiple homes, this timeline will prepare you for any bumps you might run in to during the homebuying process.
Meet with MOMS
Obtain Credit Report & Review Budget. Ensure you have proper savings for a down payment and prepare for monthly payments.
Pre-Approval
Review the following: income, assets, credit, new estimated payment & cash to close. MOMS will issue your pre-approval letter.
Shopping with a REALTOR®
Begin looking at homes! Compare homes pros & cons using the MOMS Factor
Contract (Offer & Acceptance)
Make an offer with your REALTOR®. Review all disclosures.
Finalize Loan Application
Meet with MOMS to finalize contract within the first few days from the accepted contract. You will discuss your rate lock. Be sure to bring any supporting documents necessary for your loan.
Inspection Period
Schedule Inspection ASAP! Negotiate repairs — release inspection contingency. Shop insurance providers — send MOMS your selection.
Appraisal & Underwriting Period
Contact MOMS to order appraisal. Your File will be submitted to underwriting. Be sure to check for and respond to emails from MOMS or lender regarding loan process.
Conditions
Conditional Approval. Once file has been underwritten, MOMS will receive a conditional approval. Work with your MOMS team to clear any conditions as quickly as possible.
Clear to Close & Closing Disclosures
Cleared to close! Once conditions have been cleared by the underwriter, the file will be cleared to close. You will receive disclosures — be sure to open and acknowledge all items sent electronically.
Closing & Moving in to new home!
Come to closing prepared. Bring a certified cashier’s check made out to the title company, photo IDs, and a personal check in case there are minor changes. If married — bring spouse or specific POA.
